Rose Bay, Townhouses

Rose bay is the design of eight, three bedroom townhouses Rose bay is the design of eight three bedroom townhouses with basement parking located in Rose Bay, Sydney.

The site is narrow and long, and has a one to two storey change in level from the front of the site to the rear.  The streetscape frontage faces east to Old south head road and provides city views from elevated levels within the site, with natural landscape to the west.  Due to old south head road being a busy road the dwellings were elevated above the streetscape on a sandstone podium that conceals parking, storage and utility areas .  This approach increased the privacy to the dwellings while maximising city views. 

The narrow and long site meant the dwellings were arranged within a single built form.  The dwellings were divided into two dual aspect dwellings at the front having city views and two dual aspect dwellings at the rear having landscaped external areas. Two dwellings were then oriented towards to southern boundary and two towards the northern boundary.  A central circulation corridor was then placed through the centre to provide a clear entry, articulate the facade and provide efficient circulation to each dwelling.    

Efficient planning, a minimal palette of materials and maximising views and connections between inside and outside were adopted to enhance the small footprint of each dwelling. 

Courtyards and landscaped spaces were important to the design.  Each living area is provided with a terraced landscape space which could be completely connected with the interior of the living spaces.
